Residential Building Superintendent

The MSK Housing & Facilities Management team has an exciting opportunity for a Building Superintendent to join its NYC-based team!

The Residential Building Superintendent will maintain all the technical/mechanical operations for the assigned property/properties within MSKs residential portfolio and be responsible for staff management. The incumbent is required to live in a designated, MSK property apartment and provide hands-on support on a 24/7 basis.

You Will:

• Manage the daily operations to include bulk rubbish and recycling removal; interior and exterior common area cleaning to including lavatories, windows, dusting all surfaces; floor maintenance; grounds maintenance and seasonal removal of snow and leaves.
• Manages the mechanical and maintenance staff in their daily functions and activities including onboarding, training, and corrective action.
• Assist the plant operation electricians to inspect, test and maintain electrical components of facility, including electrical distribution systems, lighting systems, power systems and all other plant equipment to ensure safe and efficient operation.
• Conduct and document daily infrastructure inspections to safeguard quality assurance, safety, compliance, and data to permit proactive assessments;
• Recommend actions to address identified issues or to prevent future incidents.
• Ensure that all outsourced work is conducted according to an approved scope only and is aligned with the Housing and Parking Departmental and Center policies and procedures.
• Make certain that residential work requests for requiring electrical, plumbing, general apartment repairs, etc. are addressed optimally and efficiently for the assigned properties.
• Enter all such requests and results into the Housing Department Property Management Application and ensure that work requests that exceed the in-house staff skill set are promptly outsourced.
• Maintain supply and equipment inventories needed to support daily operations and preventive maintenance. Adhering to our policies and procedures.
• Manage purchasing requisitions for tangible goods and pre-definable service scope, likewise, prepares and submits Housing Department Work Order Request for non-pre-definable services engaged on a time and materials basis. Obtain price quotes for non-commodity items and equipment as well as major repairs and capital improvements to expedite the procurement of such goods and services. Validate receipts for vendor/contractor payment requests.
• Foster a hospitable environment for the Centers employees and family members who are residents and customers.

You Need:

• High School Diploma/GED preferred
• Associates or comparable post-high school vocational training is preferred
• 7+ years of residential building maintenance experience and building systems including HVAC, boilers, etc.
• Experience managing 200+ units preferred.
• Proficiency with the Microsoft Suites
• S12, S13, S14, S95 certificates preferred
