General responsibilities include responding, evaluating, and executing electronic service requests and maintenance repair work orders including entering accurate records of work performed and materials used into FMâ™s computerized maintenance management software using mobile technology devices. This position requires the ability to use a computer, laptop, or mobile device comfortably. Responsible for repairing and installing equipment to which they are assigned. The Senior Building Operator will monitor and address BAS alarms, provide advanced trouble-shooting of preventive and predictive building trouble alarms on mechanical systems in support of a formal preventive maintenance program, and, as authorized by licensure, perform incidental work of a skilled and semi-skilled nature in the maintenance and repair of buildings and equipment; i.e. HVAC, Plumbing, Electrical, Carpentry, and Digital and Pneumatic building controls.
Knowledge, Skills, Abilities Required â¢ Must possess a thorough understanding of mechanical and HVAC systems and operating principles along with knowledge of pneumatic, electrical, electronic and digital control systems. â¢ Must have a basic understanding of equipment control strategies. â¢ Must display the ability to properly operate building automation control systems and the ability to use the system as a tool to evaluate system performance and diagnose and trouble shoot problems. â¢ Computer skills, including Microsoft Office, e-mail, computerized maintenance management systems and basic networking fundamentals.. â¢ Working knowledge of BAS programming, Graphic packages, Visio or AutoCAD preferred. â¢ Must possess own hand tools. â¢ Must possess a working knowledge and relevant experience of electrical. Plumbing, carpentry and structural trades applications. â¢ Must be able to lift and carry 50 pounds unassisted and possess the physical strength to perform strenuous work both indoors and outside. â¢ Must have the ability to walk throughout the campus and to climb stairs throughout the duration of the shift. â¢ Ability to climb and work from ladders, lifts, scaffolding, and staging as required. â¢ May be required to have the ability to work in areas needing self-contained breathing apparatus or respirator. â¢ Ability to meet and effectively deal with others in the University community. â¢ Must be able to follow standard procedures, read and understand blueprints and control system drawings. â¢ Willingness and ability to support a diverse and inclusive environment.
Education, Experience, Licensure required â¢ Associates degree in Engineering Technology, or equivalent 2 yr trade school program or Military training, with concentration of the following courses:
ï‚· HVAC Systems
ï‚· Electro Mechanical
ï‚· Computer Information Systems.
ï‚· Refrigeration / Air conditioning Technology.
Licensure required: State of RI Journeyperson Refrigeration License, or State of RI Journeyperson Electrical license plus a City of Providence Stationary Engineer license (or the ability to obtain the Stationary Engineer license within six months of date of hire). ï‚· Possession of a valid motor vehicle operatorâ™s license is required. ï‚· Work experience servicing or installing building automation control systems required. ï‚· Work experience in building and equipment maintenance required. ï‚· Certificate for training on Johnson Controls, Andover, or Siemens Building Automation Systems preferred.
