Responsible for repairing and installing equipment to which as assigned. The Senior Building Operator will monitor and address BAS alarms, provide advanced trouble-shooting of preventive and predictive building trouble alarms on mechanical systems in support of a formal preventive maintenance program, and, as authorized by licensure, perform incidental work of a skilled and semi-skilled nature in the maintenance and repair of buildings and equipment; i.e. HVAC, Plumbing, Electrical, Carpentry, and Digital and Pneumatic building controls. This position is considered essential. Personnel may be required to respond to campus emergencies both during and off shift. Major Responsibilities: Responsible for repairing and installing equipment as assigned. The Senior Building Operator will monitor and address BAS alarms, provide advanced trouble-shooting of preventive and predictive building trouble alarms on mechanical systems in support of a formal preventive maintenance program, and, as authorized by licensure, perform incidental work of a skilled and semi-skilled nature in the maintenance and repair of buildings and equipment; i.e. HVAC, Plumbing, Electrical, Carpentry, and Digital and Pneumatic building controls.  â¢Use building automation system to monitor, diagnose, test and evaluate HVAC system performance. Report findings as required. â¢Perform scheduled preventive maintenance task and inspections to building machinery and systems. Apply grease to rotating equipment and motors, adjust drive belts, inspect sprockets, shafts and bearings, change or clean filters, and perform other preventive maintenance tasks as needed to ensure proper operations. ⢠As a first responder or as allowed by licensure, troubleshoot, repair, and maintain all equipment associated with building HVAC equipment and Automated Control Systems. â¢As a first responder or as allowed by licensure, troubleshoot, repair, and maintain building MEP systems, and address structural issues. Request skilled assistance when needed. â¢Perform building rounds. Perform checks on major equipment and report findings. â¢Perform scheduled preventive maintenance and calibration on building HVAC control systems. â¢Complete scheduled rounds as assigned, monitoring equipment and spaces, taking corrective action as needed. Be the primary point of contact and liaison for the Facilities department and the building staff. â¢Operate power tools and equipment. â¢Order materials and supplies as required. â¢Read and interpret plans, blueprints, sketches, control drawings and specifications. â¢Maintain clean work area and/or clean job site upon completion of assignment. â¢Perform assignments which may include scheduled overtime. â¢Document work tasks using computerized maintenance manager system. â¢Responsible to respond to overtime work on recall, which may include unscheduled and emergency recall situations, during off hours, including nights, weekends and holidays. â¢Observe safety rules and precautions. â¢Understand and adhere to all standard operating procedures, being particularly mindful of areas with strict precautions; i.e. âœclean roomâ environments. â¢Perform related duties as required. Job Qualifications: â¢General responsibilities include responding, evaluating, and executing electronic service requests and maintenance repair work orders including entering accurate records of work performed and materials used into FMâ™s computerized maintenance management software using mobile technology devices. This position requires the ability to use a computer, laptop, or mobile device comfortably. â¢Must possess a thorough understanding of mechanical and HVAC systems and operating principles along with knowledge of pneumatic, electrical, electronic and digital control systems. â¢Must have a basic understanding of equipment control strategies. â¢Must display the ability to properly operate building automation control systems and the ability to use the system as a tool to evaluate system performance and diagnose and trouble shoot problems. â¢Computer skills, including Microsoft Office, e-mail, computerized maintenance management systems and basic networking fundamentals.. â¢Working knowledge of BAS programming, Graphic packages, Visio or AutoCAD preferred. â¢Must possess own hand tools. â¢Must possess a working knowledge and relevant experience of electrical. Plumbing, carpentry and structural trades applications. Education and Experience Education, Experience, Licensure required â¢Associates degree in Engineering Technology, or equivalent 2 yr trade school program or Military training, with concentration of the following courses:
Licensure required: State of RI Journeyperson Refrigeration License, or State of RI Journeyperson Electrical license plus a City of Providence Stationary Engineer license (or the ability to obtain the Stationary Engineer license within six months of date of hire).
