The Senior Design Manager is primarily responsible for managing the design activities for assigned development projects to insure optimum functionality while maintaining an aesthetically pleasing design, which is residential in character. Responsibilities include contract negotiation, design programming, scheduling of the design process, maintaining design within the established budget, and insuring that the design allows efficient management by operations.

Manages the design process and coordinates all design disciplines, to insure that scheduling, cost, quality, aesthetics, and design functionality meet PDM expectations.
With the PDM and DD, develops the design program to meet project parameters set by the PDM for size, cost, and functional efficiency.
Assists PDM, DD, and Sr. VP/Director of Project Development in selection of project design consultants.
With the DD and approval of the Sr. VP/Director of Project Development and PDM, negotiates architectural agreements and any other consultant agreements if not under direct contact with architect (i.e., civil engineers, interior designers, landscape architect, geotechnical engineer, and surveyor).
Administers all design agreements. Prepares agreements, reviews with legal counsel and secures Consultants signature on all Design Services Agreements. Secure written approval for all additional services. Approves consultant payment applications and forwards to the PDM for final approval.
Coordinate the work of all consultants with the architect to insure design integration in the construction contract documents.
Coordinate the work of internal LCS staff with the external design consultants.
Continue to acquire knowledge of materials, finishes, electrical, plumbing, and HVAC to allow selection of cost-effective systems that meet the project budget. Work with the contractors to understand how to most efficiently utilize available materials and systems in the project’s design.
Acquire knowledge of local and state codes and how they affect the project’s design and permitting.
Provide ongoing interaction with LCS Operations to acquire continuous feedback on the functionality of new projects and new design concepts, and to integrate any changes as appropriate to the master design program with the approval of the DD.
Provide resource that LCS Operations-Facility Administrators can tap to discuss issues related to physical plant expansion or remodeling.
BA/BS in Architecture or construction management
Registered Architect or currently in the testing process
Minimum ten years postgraduate experience on multi-family, healthcare or hospitality projects is highly regarded
Minimum five years project management experience required
Knowledge & Skills:
Knowledge of architecture, in particular residential and health care, or hospitality design.
Must be detail-oriented with good organizational skills. Identify issues, problems, and roadblocks; synthesize and gain approval for solutions; take or recommend action; follow-up to ensure resolution.
Must have management skills capable of dealing effectively with architectural, engineering, interior design, and contractor firms. Show sensitivity to and concern for the interest and needs of others; working to reduce conflict and establish smooth working relationship; negotiating effectively with others.
Possessing in depth technical knowledge; understanding job procedures, policies and responsibilities, keeping up to date technically; acting as a resource person on whom others may rely for assistance.
Consistently complete work thoroughly, accurately and according to standards; producing output with minimal errors.
