General Statement of Duties: The Maintenance Manager will be responsible for managing the building maintenance and repair for both campus and residential facilities. This includes electrical, plumbing, carpentry, painting and general maintenance. Manager will have oversight of university and housing maintenance staff, technicians, contractors and vendors. Manager must possess a strong knowledge of the different trades within university setting. Manager must be able to shift focus and re-prioritize, as needed, and be solution-driven.
Duties & Responsibilities:
Manage the daily maintenance and repair of both campus and residential facilities.
Responds to service requests and identifies and schedules required maintenance and repairs, and preventive maintenance related to electrical, plumbing, carpentry, painting and general maintenance of campus and residential facilities.
Schedules, assigns, and coordinates maintenance and repair work to buildings by university staff and/or contractors. Plans and assigns work based on the needs of the job to be accomplished; assesses capabilities and resource requirements to determine and recommend whether work should be completed in-house or by vendor.
Provides direct and indirect supervision for all assigned employees. Monitors and ensures training of personnel, will discuss and recommend procedure changes if applicable or necessary. Responsible for completion of yearly reviews for reporting staff.
Makes quality control inspection tours to ensure all buildings are properly maintained and secured, and the standards of safety, building codes, and cleanliness are properly maintained.
Identifies maintenance and repair items on all associated equipment and parts.
Assists the Associate Director in preparing specifications and estimates for the repairs, remodels, and replacements to building equipment and systems.
Performs related duties such as requisitioning supplies and equipment, maintaining records, and preparing reports.
Maintains proper documentation as it pertains to state and federal compliance and departmental operations.
Will perform other duties as assigned by the Associate Director of Maintenance.
Candidate should possess a minimum of 3-5 years full-time experience in a building trades position, with at least 3 years in a supervisor capacity.
Experience and knowledge of standard preventive maintenance procedures used in connection with building structures.
Demonstrated ability to supervise and motivate subordinates to work effectively, especially within a unionized environment.
Knowledge of the methods and techniques used in the general maintenance of building systems including electrical, plumbing, carpentry, painting, and related building systems.
Knowledge of the safety precautions and procedures followed in building maintenance.
Ability to read and interpret documents such as plans, specifications, blueprints and drawings.
Ability to follow oral and written instructions and provide written and oral instructions in a precise, understandable manner.
Ability to establish and maintain harmonious working relationships with others.
Ability to write clearly, concisely, and effectively.
Maintain a calm manner in stressful and emergency situations.
Must be able to work independently and exercise sound judgment.
Must be able to lift more than 50lbs, stand for prolonged periods of time with good physical stamina and endurance.
Ability to perform above duties with or without reasonable accommodation.
Satisfactorily pass a check conducted by the Criminal History Systems Board (CORI check) as well as a complete background check.
