The Vice President/Director of Retail Management will lead and oversee all facets of property management for the retail portfolio and will report to Senior Vice President and Director of Asset Management. The objective of the position is to assure that the retail portfolio operates and is maintained in a first-class manner in adherence to the operating and capital budgets as approved. The expectation is that the Vice President/Director of Retail Management will take an active approach to managing the facilities with as much firsthand, on-site activity as possible. The successful candidate will have a free hand in the selection and deployment of the Retail Managers and will be expected to actively seek the most beneficial organizational structure to achieve the goals of the retail portfolio. Position to be based in South Florida or Orlando.
Hire, instruct and direct all Retail Property Managers in the performance of their duties.
Develop, implement and review all management systems and procedures.
Oversee the entire budget process including creation and implementation of management plans for each retail property:
Policy and Procedures Manuals
Security Staff and Procedures
Develop Tenant Relations programs aimed at tenant retention.
Oversee CAM contributions and reconciliations.
Review of tenant sales reporting.
Handling tenant lease amendments as needed.
Create a Revenue Preservation program aimed at assuring timely rent payments.
Create, oversee and analyze a system of meaningful sales reporting.
Document anecdotal sales information from non-reporting tenants.
Review all financial statements and budget variance reports to assure accuracy.
Create a requirements manual for the commissioning of retail properties.
Maintain communications with tenants to improve performance. Promote effective business relationship to convey corporate operational policies.
Contract with outside vendors; prepare scope statement and obtain bids. Execute purchase orders and contracts for contractors. Monitors contractor’s performance and ensures timely completion of work. Process payables. Complete other periodic reports in a timely, professional manner.
Evaluate property needs and recommend improvements as required. Execute approved projects in a timely manner and ensure the scope accuracy and compliance.
Working knowledge of other corporate departments. Ability to provide interface and cohesiveness with the numerous departments that impact Retail Operations.
Work with development personnel in the review of plans for new retail properties to assure efficient operating design.
Review proposed leases for compliance with operating requirements.
Co-operate with appropriate leasing personnel in the marketing of vacant space.
Maintain appropriate demographic information for each retail property.
Work closely with parking operator where appropriate to maximize profit.
Work when required in the development of promotional programs.
Maintain relationships with appropriate community representatives.
Train and mentor the existing team to achieve higher levels of success and professionalism, hiring, training, and developing additional staff.
At least 15 years of business experience and will have significant experience operating a retail property portfolio. The ideal candidate will combine strong facility management skills with superior people management, leadership, and organizational skills. He/she will have experience operating retail properties, preferably with lifestyle/mixed-use projects.
Must have superior leadership and management abilities, and solid general business acumen. The ideal candidate must be able to successfully juggle multiple activities and have the intellectual versatility to range from strategic concepts to operating details. He/she will be sufficiently creative, analytical, and finance oriented to conceive and implement initiatives that will increase asset value. Knowledge in such areas as facility management, construction, HVAC, electrical, water, elevator, janitorial, energy management, and other physical and mechanical aspects very helpful.
Must have the perceptiveness and interpersonal skill to deal effectively with a wide range of people, including engineers, retail managers, and maintenance workers, subcontractors, tenant representatives, internal management, and senior executives from tenant companies. The ideal candidate must have a strong intellect, unquestioned integrity, a hands-on orientation, an open and direct communication style, and a predisposition to be always on top of his job. He/she must be sufficiently tough-minded to identify and confront issues that need attention, yet highly credible as a leader and effective in building a smoothly functioning team that operates according to a consistent business theme. He/she must be able to operate in a collegial environment and interact closely with the senior executives of the firm, as well as the retail managers. Finally, he/she must have the stature, competence, and business judgment to contribute to the continued growth and success of the company overall.

Understanding of and experience with lifestyle and urban mixed-use retail properties preferred.
Knowledge of specialty and temporary leasing programs
Demonstrated ability to hire, manage and direct an effective property management function.
Prior supervisory experience required.
Proficient skills in Microsoft Office and property management software to help guide technology implementation
Experience interfacing with the leasing function of a similar portfolio of properties.
Well organized; good and independent work ethic; good administrative skills; attention to detail.
Capable of successfully integrating within the Company culture.
Maturity, intensity, and perseverance.
Excellent and proven written and oral presentation skills; strong computer and information technology skills.
College degree preferred.
