Detailed Job Description
Provide engineering and technical support for multiple building systems (mechanical, electrical, lighting controls, and plumbing) in a team environment to support the safe, efficient, and effective operation and maintenance of the campus.
Duties include system performance analysis, preventive maintenance analysis and recommendations, trouble shooting and developing improvements for system operation, long term planning for building systems and coordination of system outages.
Research, analyze, develop, implement, and modify server and building controller software systems for monitoring and controlling equipment such as BTU meters, lighting control systems, HVAC equipment, and power monitoring equipment.
Provide trending and system changes to continue to optimize system operations in buildings and central heating/cooling plants.
Analyze energy usage by building, device, or campus wide consumption to determine patterns or problems with energy consumption and provide recommendations to correct problems.
Modify control logic & graphics for the update/expansion of existing systems.
Maintain, create and improve graphical interface of BAS equipment systems with other sites- Wiki, dashboards, CMMS systems, etc.
Provide data from these systems to various campus requestors.
Perform drawing and specification review and mark up for MEP sections of contract drawings for new and renovation projects in coordination with FMS Operations Groups, Project Managers, and engineering consultants.
Determine if drawings and specifications meet codes, FMS Design Guidelines, and good engineering practices.
Provide recommendations to bring drawings and specifications into compliance, make recommendations for design improvement. Provide schematic design early in projects.
Supervise new installations and commissioning processes of HVAC and Electrical energy monitoring equipment.
Diagnose low voltage electrical and communications problems in control panels, communications networks (SqD, AMM, ALC, BACNet, Modbus, etc) and IP networks, provide recommendations to resolve issues.
Train FMS electricians and control technicians to calibrate sensors, controllers, meters, signal transducers, and similar energy monitoring devices.
Establish commissioning processes for the MEP sections of contract drawings and document for FMS Guidelines. Supervise the commissioning of systems with new technology, document procedures for future service needs, and train FMS personnel on procedures.
Manage FMS Facilities Conditions Assessment (FCA) database to assist senior FMS management and RIT senior leadership with the planning of capital budgets for major building repairs and replacement of capital equipment. The FCA also tracks Deferred Maintenance values for senior leadership.

Required Minimum Qualifications
Bachelors degree in Industrial, Electrical, Mechanical, Computer or Software Engineer.
Minimum 3 years of experience with controls/energy/instrumentation experience.
Ability to collaborate across multiple engineering disciplines within FMS and the university.
Possess a high degree of proficiency with computerized equipment including electrical power monitoring and DDC control systems.
Experience in operating, troubleshooting, analyzing, configuring, programming, and commissioning controls for Lighting, HVAC energy monitoring, and control equipment.
Experience with HVAC equipment and demonstrate an understanding of sequence of operation for HVAC/R equipment and logic diagrams in computer software programs.
Experience using meters to measure electrical power, temperature, pressure, and flow along with hand tools associated with electronics and HVAC/R.
Ability to access electronic drawings, Operating and Maintenance manuals, and other campus information.
Ability to gather relevant information on projects that affect building systems.
Ability to install and gather data from remote data recording equipment.
Must be able to utilize tools like Microsoft Office, work order system, wiki, email, Autocad, and Photoshop.
This is a Monday-Friday A shift (on occasion there may be a need to work off-shift depending on specific job).
Ability to walk between different buildings on campus, and use a ladder or a lift to access equipment. Also need to work from a ladder or a lift to fix equipment including kneeling and bending over equipment. Must be able to lift and carry tools (approx. weight 25lbs).
Ability to work both independently with minimal supervision and in a larger group as part of a team.
Ability and willingness to provide contact information to be used for an on-call phone listing.
The individual hired for this position may be required to have a pre-employment Motor Vehicle check, and the Motor Vehicle Report must clear RIT's Safe Driving Policy (please refer to page 4)
Familiar with Simplex and Pyrotronics Fire Alarm Systems.
Knowledge of Automated Logic Webctrl and Automatrix DDC Control programming.
Familiar with Centerstone Work Order system.
