This position provides operational and maintenance supervision for facilities as a member of Facilities Management administrative staff. Primary responsibilities include supervision of classified (AFSCME as applicable), student employees, and contract staff in execution of routine daily maintenance and operations, mechanical systems preventative maintenance and troubleshooting, safety and security systems, assistance with small locally executed campus improvements, and other administrative responsibilities assigned by the Director. Serves as a primary contact to the Director regarding establishing campus priorities and in identification of various FM work tasks to be included in the maintenance schedule. Serves as key FM campus contact for daily operations matters.

Responsibilities include: 1) ROUTINEMAINTENANCEOPERATIONS: Provides administrative supervision and oversight of daily routine operations in execution of goals and objectives set by the Director. Maintenance oversight includes normal operations of building control systems, mechanical, electrical, and plumbing systems; custodial operations, miscellaneous building repairs, site/grounds management, building access control, campus fleet vehicles maintenance (usage scheduling, inspections, and repairs), inventory control, solid waste disposal and recycling, moving/delivery, shipping and receiving, and special event coordination. Receives, evaluates, and resolves operational facilities and grounds complaints and problems. Meets daily with Facilities Management classified staff and utility / custodial contract employees to assign tasks and monitors completion of this work. Meets with Director regularly to set operational priorities, to identify work tasks, or to seek counsel. Serves as liaison between students, faculty, staff, and community regarding routine operations and special events. Work with campus staff to plan, coordinate, ensure proper set-up, and staffing for special events and campus functions. It is expected that the person in this role be able to complete the essential functions of the position, including physical activities and accountabilities such as setting up and traversing ladders, working with heavy machinery, maintenance and grounds equipment such as forklifts, tractors, mowers, etc.
With budgetary clearance and guidelines provided by the Director, ensures that the operations staff has the supplies needed to execute the work assigned including researching and purchasing from outside vendors, local vendors, and special custom fabricated materials when necessary. Employs knowledge to identify and seek the proper resources for execution. Coordinates with custodial staff for ordering of custodial cleaning supplies, miscellaneous paper goods, and other related custodial operation supplies.
2) MECHANICALEQUIPMENTMAINTENANCE: Employs knowledge of mechanical, electrical, and plumbing systems operations and maintenance in identifying and trouble-shooting equipment or infrastructure problems in consultation with maintenance staff, as needed. Confers with Director on recommend solutions and coordinates execution of operationally funded repairs with internal staff or with a maintenance contractor. Provides input to the Director regarding capital construction projects as requested regarding impact to daily maintenance and operations.
3) SAFETYANDSECURITY: Maintains and tests all emergency response systems to ensure proper operation during a critical incident. Works with Director and campus Dean to employ use of emergency response systems during an actual emergency. Coordinates with local security staff (or local PD) on routine campus security coverage. Provides facility emergency response training to staff regarding critical facilities infrastructure systems that should be shut off or employed during a physical plant incident (i.e. primary water shut off valves locations, etc. and how to operate). Ensure the completion and proper distribution of accident and incident reports.
Operates video surveillance system and works with IT staff including identifying deficiencies through periodic monitoring. Maintains building physical access control systems key inventory, production of keys, lock system repairs, key boxes, and other related access control matters
Understand general environmental health and workplace safety to help ensure that campus operations are performed in protection of facility staff and in accordance with regulatory standards. Reviews programs with the Director and ensures safety equipment supplies are fully stocked. Works with life safety system contractors to schedule and coordinate annual inspections. Maintain MSDS records and oversee the proper storage and disposal of hazardous waste, bio-medical waste, chemical waste generated by laboratories, and electronic waste.
4) LOCALPROJECTASSISTANCE: As requested and supervised by the Director, aid in the scope and development of small locally funded facility improvements (typically less than $50,000) regarding solicitation of vendor/contractor proposals, providing schematics, and coordinating contractor execution.
Attendance with or in the absence of the Director (as needed) at Capital Project meetings may be requested.
At least an Associate degree, or vocational or technical school degree in technical studies, HVAC Tech, Electrical Technician, or related Facilities Generalist.
A minimum of five years of work-related experience and a minimum of three years of management experience required.
Bachelor's degree in engineering technology or another related technical field preferred.
