This full-time working supervisor, oversees the work of maintenance technicians and skilled trades. Ensures building systems are working, supervises projects and ensures assigned work orders are completed per plan and schedule. Assists Manager of Maintenance.
Supervises general trades maintenance technicians and locksmith:
Approves time-off per department guidelines; verifies staff clock-ins and attendance
Maintains tool assignment inventory for technicians
Ensures shop is clean and kept in good condition
Responsible for technical competency of staff; responsible for supervising technical work, product and productivity of technicians
Maintains building interiors, furniture, athletic equipment and finishes:
Includes installation, maintenance and repair of wall systems; interior door systems and locks; flooring systems, ceilings and interior finishes; athletic equipment
Maintains building envelope system:
Includes installation, maintenance and repair of roof, drains, gutter systems and leak investigations; masonry systems; exterior concrete; building penetrations including exterior window and door systems and locks.
Maintains electrical, plumbing and sound utility systems:
Manages annual maintenance program on underground electrical distribution, building transformers and switchgear
Maintains campus power systems, generators, and electrical devices
Includes installation, troubleshooting and maintenance of all systems related to campus water and drainage services
Maintains domestic water heater and distribution systems in all buildings, including circulating pumps and mixing valves
Maintains building elevator and fire safety systems:
Manage campus elevator maintenance program with contractor. Respond to failures and endure proper equipment function
Work with contractor(s) to conduct all annual inspections and complete repairs on system deficiencies
Ensure campus elevator inspection certificates are in place and up to date
Work with City of Bloomington Fire Department to complete repairs on system deficiencies
Respond to temperature complains, conduct PMs and maintain minor HVAC equipment:
Includes maintenance and repair of HVAC equipment as directed by the planner/scheduler
Ensure completion of minor HVAC preventative maintenance tasks
Work with technicians to respond to temperature complaints and perform basic diagnostics and troubleshooting
Coordinates with Supervisor of HVAC to ensure training of building trades staff in appropriate technical areas
Requirements and Knowledge:
Licensure or apprenticeship in Mechanical/Maintenance Training
Minimum of 8 years related experience
Must understand building construction, building envelope systems, basic carpentry, use of hand tools and painting techniques. Experienced in building maintenance. Must be mechanically inclined; understands mechanics and basic construction methods. Strong computer skills.
Awareness of and adherence to safety protocols are of paramount importance.
IL State driver’s license
Physically able to climb stairs and ladders. Ability to lift at least 50 lbs. Ability to stand, use of hands/fingers, overhead twisting, torque work, stoop, kneel, crouch, bend and crawl.
