Job Description Summary: This position has the responsibility of supervising the Technical & General Maintenance Trades personnel. This position also supervises the contracted maintenance of HVAC equipment, elevators, pressure vessel and boiler inspections and the process water treatment program to include the oversight of special events. This position also assists with department level programs and policy development. This includes Preventive Maintenance, Safety Programs and on-call coverage. This position reports to the Facilities Operations Manager.
Minimum Qualifications Strong leadership skills. Strong knowledge of practices, work methods, tools and equipment associated with building maintenance trade. Requires good planning, organizational and delegation skills. Ability to design and maintain computerized spreadsheets and databases, use the internet for research and correspond through email. Excellent verbal and written communication skills. Ability to work effectively with all types of people.
Essential Duties Essential Functions of the position include attendance and dependability. Other essential functions are: Interacts with contractors, vendors and suppliers. Assists the Manager of Facilities with the preparation of specifications for bid documents in the trades areas. Serves as an intermediary between department and staff to schedule and complete projects. Participates in the development of short, mid, and long term goals for the department. Assists the Facilities Operations Manager in prioritizing goals, preparing the annual budget, and requests to fund priorities. Manages projects and special events so that deadlines are met maintaining a positive image of Webster University to the internal and external communities. Continually evaluates departmental strength and weaknesses and works closely with the Facilities Operations Manager to address needs through training and hiring. Interviews, hires, and trains staff for the Technical and General Trades; promotes a team-based work environment and a high level of customer service and communication. Researches issues, both people related and technical related, analyzes data and makes good decisions, often quickly with little time to hesitate. Provides leadership for Technical and General Trades staff, scheduling and delegating work, and providing hands-on supervision by helping with and checking work assignments; and insures that employees follow all safety rules and regulations in performing their duties. Arranges for on-going staff development and provides advice, counsel and leadership. Makes recommendations to the Facilities Operations Manager about performance appraisals, pay increases, promotions and terminations. Works with individual Technical and General Trades staff to develop on-going training goals, to identify appropriate programs and resources for individual training, and to jointly monitor resulting skills improvement. Maintains an adequate inventory of supplies and spare parts required for the day to day completion of assigned work to the Technical and General Trades. Assists with the preventive maintenance plan for each building on campus and the completion of these plans on a regularly scheduled basis. Maintains building and system logs and oversees routine campus utility inspections. Interacts with maintenance and preventive maintenance contractors and manages the level of quality on the contracts. Conducts routine inspections on campus to determine needs and priorities. Establishes and implements standards for continued building improvements. Serves as an emergency response person on an as needed basis. Responds to emergency situations and arranges for repairs for leaking and broken water lines, steam lines, etc. Attends staff development seminars and training sessions in order to develop and improve leadership and technical skills. Assists Facilities Operations Manager with policy and procedure development related to facilities use, occupancy, and maintenance. Serves on varying teams and committees as an active member. Completes special projects and all other duties as assigned. This employee is expected to function effectively without direct supervision after initial orientation and to consult with other Facilities supervisors on an as-needed basis in order to solve problems. The person is expected to be a thinker and a doer. Employee provides leadership of staff, teams, projects, and students serving as both a supervisor and an advisor.
