Job Title: Building Systems Operator
Reports to: Director of Campus Operations
Maintains, inspects, operates, all buildings’ heating, plumbing systems, cooling systems, (gas, electric, oil fired), electrical, and their associated components. Adjusts those systems as necessary for optimal performance to maintain compliance with operating guidelines, state/local building codes, and other government regulations by performing the following essential duties.
Essential Responsibilities & Duties:
Knowledge of HVAC, electrical, plumbing and mechanical systems required.
Maintain and be able to make basic repairs and replace heating and cooling ventilation systems.
Maintain heating equipment and devices such as pumps, valves and controls heated by gas or oil.
Operate building automation systems such as ADT, Johnson Controls, and Trane for heating, cooling and ventilation. Consult with outside vendors to assure systems are in working order.
Knowledge of fittings, tools, testing devices, reading and interpreting blueprints and working drawings.
Will be responsible for maintaining hard keys and key logs for all King employees.
Serve as fleet manager for all King vehicles.
Knowledge of building sprinklers, irrigation and backflow compliance.
Ability to work with outside contractors.
Knowledge of electrical controls, wiring, and devices for the operation of plumbing, heating, and mechanical equipment.
Additional duties as assigned.
Position, Education/Certification and Software Requirements:
High School diploma, GED or equivalent technical school certification.
Trade license preferred.
Must hold and maintain a valid unrestricted U.S. driver’s License and must have or must be willing to obtain a public passenger endorsement.
Minimum Level of Experience Required:
Four to six years of related mechanical or plumbing experience and/or training; or an equivalent combination of education and experience.
Potential exposure to wet, cold and/or humid conditions.
Frequently exposed to moving mechanical parts; high places; outside weather conditions.
Occasionally exposed to hazardous chemicals, fumes, or airborne particles.
Usually moderate noise level.
Operates a motor vehicle on a daily basis.
Regularly required to have an adept level of manual dexterity, stoop, kneel, crouch, or crawl.
Frequently required to stand, walk, reach with hands and arms, talk or hear, and taste or smell.
Regularly lift and/or move up to 50 pounds, often lift and/or move up to 75 pounds, and occasionally lift and/or move up to 100 pounds.
Regularly climb and/or balance up to 10 feet, and often climb and or balance up to 25 feet.
Regular use of close vision, color vision, depth perception, and ability to adjust focus.
Additional Required Skills and Abilities:
Must be able to function well in a team/community environment, frequently interacting with students, teachers, co-workers, and administrators, displaying common courtesies and politeness.
Ability to read and interpret documents such as safety rules, material safety data sheets (MSDS), mechanical drawings, operating, maintenance, repair, installation, and procedure instructions or manuals.
Ability to write routine instructions, reports, logs, and descriptions of equipment problems and needs.
Ability to communicate effectively to describe and explain specific problems to co-workers, faculty, staff and contractors.
Ability to order replacement parts and stock needed to perform daily tasks.
