Georgetown University's Planning and Facilities Management team is responsible and committed to providing the community services related to campus planning and design, capital projects, custodial, facility maintenance, grounds and landscaping, sustainability, transportation and parking, and utilities. We strive to provide our clients with professional and timely services with sustainable practices integrated into our operations.
The Maintenance Mechanic III performs a direct service to the department, helping to ensure a comfortable, safe and clean environment, in which the University community can live, learn and work. They support the operations of a 24/7 building maintenance and response team to provide coverage and emergency response; and performs work on A/C and heating repairs, ventilating and pumping equipment; repair and troubleshoot all plumbing repairs (e.g., fire alarms, lock outs electrical outages, water main breaks, building floods. Reporting directly to the Supervisor of the HVAC Shop, and working employees of other trades, and trades helpers, the Maintenance Mechanic III has duties that include but are not limited to:
Air Conditioning System Installation and Maintenance
Installs and repairs systems to provide exact temperature levels in special conditions.
Determines the size, shape, and the location of close fitting ducts and installs or plans the installation of them so that the heat and exhaust is directed outside the test chamber or refrigeration unit without affecting the critical conditions of the unit.
Serves as an industrial refrigeration and air conditioning equipment mechanic, performing preventative maintenance inspections, major overhauls, installations and emergency repairs to ventilating fans, steam operated commercial kitchen equipment, and air conditioning and refrigeration equipment.
Maintains an exceptionally large variety of commercial and industrial systems - such as direct drive or belt driven exhaust fans, Direct Digital Controls (electronic and pneumatic), commercial type walk-in and reach-in boxes, water coolers, deep freeze boxes, air compressors, ice makers, centrifugal pumps and steam operated mixers and cookers.
Performs system inspections to check mechanical equipment and other related equipment for proper operation and to detect defects.
Air Conditioning System Troubleshooting
Examines complex air conditioning systems in order to troubleshoot, locate, and repair faulty equipment such as compressors, reciprocating, centrifugal, or rotary pump, and a variety of refrigerant controls.
Uses a variety of complicated motor controls such as hermetically sealed motors and pressure controls, thermostatic motor controls (remote and double remote), full and semi-automatic defrosting controls, relays, direct digital controls, and other controls to protect against overload or overheating.
Uses multiple types of power sources with various combinations or pulleys, belts, horsepower capacity, and tensioners.
Repair of Plumbing Parts, Equipment, and/or Systems
Independently modifies and repairs plumbing systems, such as utility, supply, and disposal systems.
Tests and makes needed adjustments to systems and equipment for proper operation, flow, drainage, and sanitary conditions.
Repairs equipment, such as sewage, water, oil, and gas distribution systems and water closets, tubs, fire sprinkler systems, and showers.
Repairs faucets, sinks, toilets, urinals, flushometer valves, and clogged drains.
Replaces clogged drains, working from building plans, blueprints, and sketches, to plan and lay out the routing, placement, slant, slope, fall, and proper operation of systems and equipment.
Uses tools and equipment such as plumb bobs, mercury gauges, dividers, closet augers, hydrostatic pumps, and lead pots.
Electrical Maintenance, Installation, Testing, and Troubleshooting
Works from clear-cut oral or written instructions, blueprints, schematics, drawings, and sketches; the layout and placement of circuitry, fixtures, and controls; and the types of wiring, parts, and equipment installed.
Removes, replaces, tightens, splices, solders and insulates defective wiring, controls, equipment and fixtures; and locates defective parts/equipment through visual observation or through the use of test equipment.
Performs basic installation or repair of electrical equipment incident to the construction or maintenance of buildings or facilities.
Installs or repairs equipment such as motors, generators, converters, inverters, alternators, transformers, controllers, power panels, breaker boxes, and switchboards.
Assists with the installation of different types of power transforming equipment.
Locates broken, worn, damaged, or poorly operating wiring, fixtures, controls, and equipment; and uses a small variety of test equipment, such as test lamps, voltage testers, ammeters, and polarity testers.
Completes routine repairs to installed systems, and rearranges and hooks up items such as outlets, switches, light fixtures, regulators, and circuit breakers, specifications, job orders, and wiring diagrams
Accountabilities, Efficiencies, Compliance, and Controls
Ensures that work is performed in accordance with applicable building codes and local government regulations; uses and disposes of materials in accordance with applicable environmental safety and control regulations; and keeps abreast of changes and new developments in applicable codes and regulations.
Ensures efficient and economic use of supplies and materials to conserve University resources; draws and/or requisitions supplies, parts, materials and tools needed to effect repairs, and uses such items economically to avoid undue costs; and keeps supervisor informed of supply/material needs to ensure that adequate inventory is maintained.
Suggests improvements in service to improve unit operations; provides supervisors and department management with advice and suggestions regarding work methods, procedures, parts, tools and related matters for the purpose of improving the effectiveness and cost of service; conducts tests or pilot programs to evaluate new products, methods or procedures; and monitors tests and reports test results with recommendations to supervisor.
Ensures completion of paperwork to assure accountability; records actions taken in response to work orders and other requests, entering such information on forms, documents and/or into computerized record system as needed; fills out, completes and submits such other forms and documents as may be required to assure that such information is properly recorded and submitted (for example - timesheets: labor and materials used).
Ensures that serviced equipment is installed, operated and maintained in accordance with all applicable codes and regulations; notes and reports any inappropriate installations; ensures that work is performed in accordance with applicable building codes and local government regulations; uses and disposes of materials in accordance with applicable environmental safety and control regulations; and keeps abreast of changes and new developments in applicable codes and regulations.
High school diploma or equivalency
4 to 5 years of experience performing general building maintenance work utilizing intermediate electrical, plumbing and HVAC /refrigeration skill
CDC 1st Class Engineer's License
Completion of apprenticeship or equivalent training in the stationary engineer trade
Possession of an appropriate stationary engineer's license for the facility assigned
Knowledge of building automation systems; specifically, DDC system and computer controls and a good working knowledge of pneumatic controls.
Possession of a valid driver license
Master Mechanic, Journeyman Plumber, or Journeyman Electrician designation
Duties include driving a university vehicle. If hired, the Maintenance Mechanic III must qualify as a university-authorized driver.
