Responsible for supervising custodial staff so that buildings and assets of the University are clean and well maintained.Â Ensures high quality fulfillment of cleaning tasks by ensuring availability of proper equipment, training staff in appropriate methods, and coordinating other tasks, as needed, to complement the overall custodial program.Â Performs, in a professional and timely manner, a variety of administrative functions in support of the overall goals of the Custodial Division, including but not limited to: submission of payroll data, maintenance of key control system, maintenance of attendance records, management of work orders, administering the safety program for assigned staff, administration of collective bargaining agreement between the University and USAW RI FM.Â Performs visual inspections of all locations under their responsibility. Acts as the first responder to maintenance issues and takes action to resolve the issues. Performs other related duties as assigned.
Job Qualifications and Competencies:
Associates degree and 2-4 yearsâ™ custodial/janitorial/maintenance experience or equivalent.
2 yearsâ™ experience supervising employees; preferably in a union environment.
Knowledge of the principles, practices, procedures, equipment, tools and materials common to the custodial / janitorial profession.
Knowledge of floor care procedure and equipment
Knowledge of general industry safety practices and standards within the custodial profession.
Knowledge of principles, practices and techniques of supervision of bargaining unit employees.
Excellent customer oriented service skills
Excellent verbal and written communication skills
Careful but assertive approach to dealing with personnel matters, and dealing with conflict
Must possess the ability to work in a collaborative, diverse environment
Knowledge of all Microsoftâ„¢ Office Software and ability to process time & attendance, and work order scheduling, proficiently
Demonstrated ability to synthesize large amounts of information and plan appropriate response
Ability to supervise, train, and evaluate the work of others, in a fair and well thought out narrative
Ability to read, interpret, apply, and explain rules, regulations, policies, and procedures

General knowledge of the plumbing, electrical and structural trades

Physical demands: Regularly required to talk and hear. The employee is required to stand, walk, use hands to feel and use hands and arms to reach. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. May be required to wear Personal Protective Equipment to include steel toed shoes, or non â“ slippery shoes, eye protection, nitrile and leather gloves.
Must be able to walk, stand climb stairs for long durations of time during and outside of shifts
Must be able to work under adverse temperatures and /or weather conditions
Meet the requirements of the Animal Care Facility Program, included in that requirement is the completion of an Occupational Health and Wellness Survey and medical monitoring.

Incumbents are required to work evenings, weekends and holiday rotations
