Description of Work:
The Housing Project and System Manager is an integral part of the Housing Facilities team. This position will establish, maintain and improve the Maintenance Planning and Scheduling business flow process, develop cost and time estimates of planned maintenance work with the use of data analysis reports. Coordinate and execute staff training on Energy Management Systems, Electronic systems, and software based systems.
In addition, this position will serve as an authorized project manager for Housing Facilities projects. This includes processing unit rate vendor paperwork and contracts, as well as the procurement of supplies and materials. Serves as the primary liaison between vendors and UNL Facilities Management and Planning. Create and provide project estimates and ensures funding is available. Writes and/or reviews detail specifications, drawings, prints, and RFP's on new and renovation projects , develops and or confirms budget calculations and makes appropriate recommendations.
Finally, this position will develop, implement, manage, and evaluate the UNL Housing Asset Management Program in coordination with the Student Affairs Business Services financial team.

Minimum Required Qualifications:
Associates degree in construction management, building or mechanical technology or a closely related field plus five years of relevant facilities management experience is required; equivalent education/experience. Knowledge of/ and experience with computer EMS & Prev Maintence & asset management operating systems and software including spreadsheet and database applications. Good working/maintenance knowledge of one or more of the following trades; HVAC, Plumbing ,Electrical, Construction. Must be able to prioritize projects and act quickly in face of emergency circumstances. Ability to communicate effectively both orally and in writing. Ability to read and interpret plans, drawings and blue prints. Must exhibit excellent supervisory and interpersonal skills in order to be effective in this position. Must have project budgeting skills. Must possess the ability to use computer applications such as spreadsheet, word processing, calendar, email and data based software. This position must be available by cell phone during working and on call hours. Must have a valid driver's license and meet University driver eligibility requirements.
Preferred Qualifications:
Bachelor's degree in construction management or mechanical, electrical, or civil engineering is preferred. Experience with the implementation of TMA, EMAINT or similar asset management/preventative maintenance systems software in a commercial/educational facilities operation. Knowledge of/ and experience with methods and techniques of data collection (Owners Manuals data for input into PM & asset mgmt systems).Knowledge of/ and experience with the economic principles and practices,(equipment life cycle/expect and cost to replace models) the analysis and reporting of financial data.Hands-on experience in one or more of the construction trades is desirable.Project management experience.Knowledge of local building codes, fire and life-safety codes. Knowledge of OSHA standards, environmental health and safety issues and codes (as related to issues such as asbestos and hazardous materials handling). Understanding of human resources-related laws such as FML, FLSA, and personnel-related university guidelines.
Posted Salary: $58,000/yr. minimum
