The Control System Administrator supports both the Facilities Automation Center Service/Operations Team and the Projects Team. When supporting the Service/Operations Team, the Control System Administrator will provide training and mentoring to partner organization staff to help them utilize controls technologies most effectively. The Control System Administrator will be responsible for the user interface and the behind-the-scenes computer hardware, software, and network communication that make the control systems possible. When supporting the Projects Team, the Control System Administrator may be assigned to support multiple project management teams throughout the life of each project to ensure contractors are adhering to all University design guidelines. The Control System Administrator must develop control system logic programs for maintenance and upgrade projects as well as contribute to the development of written specifications and standard reference drawings. The Control System Administrator reports to the Associate Director, Facilities Automation, while often working under the direction of a Project Manager for specific assignments.
Build customized control system databases for new or retrofit projects using third party control and analytics systems management software.
Maintain campus master building controls database and frontend by reviewing for consistency and functionality, fixing previous integration errors, implementing frontend requests from other operations departments, and migrating other building databases onto the master supervisor.
Support troubleshooting of building process systems, including but not limited to HVAC and lighting, by working with other operations departments to efficiently resolve problems.
Monitor communication configurations and performance between local controllers, building level gateways (i.e. JACEs), virtual servers and their active database management software to ensure reliability and accessibility of managed building control systems.
Perform control systems software upgrades and patches. Work with department IT to verify software functionality and communication after monthly OS patching.
Administer the campus master building controls alarm portal. Review and update alarm logic, set points, and call routing instructions.
Develop robust alarming for all network devices, and their necessary components, to ensure data is reliably being read, overrides are being sent, and critical alarms are being routed.
Administer the campus master building controls scheduling system to ensure occupant needs are correctly translated into optimum controls schedule settings.
Ensure all customer needs are being satisfied through effective and consistent programming, easy to use graphics, intuitive network configurations, and reliable alarm management.
Serve assigned shifts within the Facilities Automation Center to provide easy access for customer calls and walk-ins, and to actively review building systems performance.
Program sequence-of-operation logic files using control system software.
Research control systems' manuals, forums, and technical support to resolve and document difficult or uncommon system problems.
Maintain building control system documentation to ensure accurate as-built information, up-to-date sequence of operations (SOOs), and easy to reference set points and schedules.
Observe and support functional performance tests for construction projects.
Provide subject matter expertise to multiple University stakeholder teams.
Assist with periodic review of building performance through analytics software platforms; assess details like building schedule, energy use, return temperatures, and stability of control loops.
Manage complete controls installation and upgrades for smaller internally managed projects, including the completion of required documentation.
Provide owner's oversite and feedback to controls contractors and system integrators during project design, construction, and commissioning phases; attend project meetings as required.
Produce scopes of work for various controls project scenarios to support the projects team on new construction, replacement of legacy systems, and maintenance projects.
Associated degree in related field or combination of education and equivalent experience. BS degree preferred.
5 or more years directly applicable experience programming and maintaining modern building Direct Digital Control (DDC) systems (may also be referred to as Building Management Systems).
Tridium Niagara Certification, or ability to acquire within one year of start.
Distech Controls Applications & Controllers Certification, or ability to acquire within one year of start.
SkySpark Essentials Certification, or ability to acquire within one year of start.
Ability to program local control units, building level controllers, building level gateways and building management systems' supervisor frontend.
Knowledge of commercial building HVAC processes and systems.
Ability to interpret mechanical, electrical, plumbing, and control systems drawings
Ability to produce engineering and control system drawings.
Familiarity with any programming language and its syntax, meaning and implementation.
Experience with computer PC architecture and basic PC troubleshooting. CompTIA A+ certification (or equivalent) preferred.
Knowledge of network architecture topics within an OSI model, such as VLANs, VMs, Firewall Rules/Ports, and TCP/IP protocols. Network+, CCENT, or equivalent certification preferred.
Familiarity with modern Fault Detection & Diagnostics (FDD) analytic software.
Proficient with MS Office Suite.
Good oral and written communication skills.
Excellent customer relations skills.
