The Facilities Manager is responsible for providing management and primary support for planning, scheduling, staging and supervision of maintenance, construction, and restoration projects with assigned UNL Housing Facilities.
This position is responsible for hiring, training, motivating, and evaluating staff members to build a skilled and responsive team. In addition, will oversee seasonal student staff, including the selection process, on the job training and appropriate follow up.
In addition, this position supervises in house trades maintenance staff, as well as manages outsourced resources, the performance of corrective, reactive, and preventative maintenance of Housing facilities, ensuring customer service, quality control, cost effectiveness, timelines, statutory code compliance, and adherence to industry standards and best practices.
This position will share responsibility for the preparation and management of project budgets and assist with specifying supply and equipment needs and working through the proper procurement processes of equipment and material used within the operation.
The Manager will report directly to the Director, Housing Facilities and will work collaboratively with all members of the Housing Facilities team, Dining services, Residence Life, Conference Services and Business Operation to accomplish the goals and objectives of Housing programs.
This position shares after hours and weekend on call responsibilities.

Minimum Required Qualifications:
High School diploma required plus relevant coursework or specialized training beyond high school; experience may be substituted for education beyond high school. Three years relevant experience in one of the following areas: facilities maintenance, mechanical systems, construction project management, or related. Three years of supervisory experience. Hands on experience in one or more of the construction trades such as electrical, mechanical systems, plumbing, HVAC, or carpentry. Experience with developing and managing a facilities project budget process. Must have excellent problem solving and decision-making skills and be able to prioritize issues and act quickly in emergency circumstances. Must have demonstrated ability to communicate effectively both verbally and in writing, excellent supervisory and interpersonal skills, and a positive attitude along with strong customer service orientation. Must be proficient in the use of word processing, spreadsheets, email/calendar and the internet with the ability to learn other maintenance related technology/software such as databases, energy management, access control, asset management, and preventative maintenance. All applicants must possess a valid driver's license and the ability to pass a DMV background check authorizing them to operate university vehicles.
Ideal candidate will have an Associate's in HVAC, plumbing, mechanical or equivalent education/experience. License or certification in one of the construction trades preferred. Hands on experience in the installation and operation of major mechanical systems within a large residential facilities operation. Knowledge of local building codes and fire/life safety codes. Knowledge of OSHA standards, environmental health and safety issues and codes related to issues such as asbestos, PCBs, lead and other hazardous materials.
