Position Summary

Performs routine and preventative maintenance requiring advanced skills and thorough knowledge of plumbing, electrical, carpentry, appliances, HVAC, and make-ready process for vacant residential units. Coordinates and prioritizes daily work order requests and works independently to troubleshoot and diagnose assigned requests in order to determine the correct course of action. Mentors other maintenance personnel in the department through departmental training programs.

Essential Functions

• Mentors others in proper procedures
• Diagnoses and performs routine maintenance and repairs
• Completes work order service requests, preventative maintenance, maintenance projects and other duties as assigned
• Performs specialized repairs and maintenance in specific skilled craft area
• Installs needed replacement lighting and other components
• Adequately plans and schedules corrective action and preventative maintenance plans for customer satisfaction
• Inspects the facility and grounds regularly to ensure a safe and clean environment is maintained
• Maintains accurate records for all maintenance actions performed
• Maintains supply and parts inventory
• Performs all other duties as assigned

Required Qualifications

• HS Diploma or equivalent
• 5 years of related experience
• Advanced knowledge of institutional commercial HVAC and refrigeration systems
• Advanced repair knowledge and proper use of associated tools and equipment
• Excellent oral and written communication skills
• Ability to guide and mentor others
• Ability to manage and prioritize different tasks

• Exceptional problem solving and analytical skills
• Ability to lead, manage, and report on projects and initiatives

Preferred Qualifications

• Experience working in an institution of higher education or residential environment
• Supervisory experience
• Proven strong organizational and problem-solving skills, including the ability to make sound decisions, prioritize tasks and meet deadlines
• Strong supervisory and people management skills with a demonstrated commitment to build and maintain a strong team and customer service-oriented organization
• Able to train personnel
• Strong interpersonal skills (e.g., able to work well with others, exercises professional demeanor, tactful, and courteous)

Supervisory Responsibilities

• Assists with conducting property inspections
• Oversees performance of other maintenance technicians
• Ensures equipment is maintained in proper working condition
• Enforces safety rules and regulations; investigate accidents and incidents and fill out the accident/incident reports

Working Conditions

Work Environment: Primarily an indoor work environment in a variety of university settings which may include offices, food serveries, and residential facilities. May be exposed to temperature extremes in facilities that are not climate controlled.

Work Hazards: Some work may occur at heightened elevations on ladders or scaffolding, or in wet areas. Possible exposure to toxic and caustic chemicals.

Work Schedule: Weekly schedule will vary and will include working on weekends and holidays - Must be available to work any shift required. Overtime is required weekly in May through August.

Physical Demands

Must be able to lift and carry up to 50-80 pounds several times each day. Requires walking or standing up to eight hours per day. Other physical requirements of the job include the ability to bend/crouch/or kneel, lift, see, reach, climb, and balance. Must be able to move throughout the assigned areas, as work is performed indoors and outdoors. Must be able to climb ladders, enter in low mechanical spaces, and work at different height elevations. Requires a full range of physical motion in order to operate manual and electrically-powered equipment.

Essential Personnel

This position is considered essential during a campus emergency. The incumbent in this position is expected to report to campus, provide the essential services designated and work under the overall direction of the Crisis Management Team for the duration of a campus emergency.
