Salary/Rate: $2,897 @ 1.0 FTE
Facilities Management and Planning administers custodial services; building maintenance and alterations; utilities operations (heating and cooling); landscape services; capital construction review as it pertains to future maintenance; carpool operations; property control and inventory; delivery services; stores operations and other support activities necessary for the benefit of administration and academic areas of the campus community. The SOU campus includes 175 acres of grounds, 140 of which are under active use and maintenance. Facilities Management maintains 21 major buildings comprising over 1.3 million square feet of building space. The department is staffed by approximately 45 full time personnel and is responsible for approximately 9% of the total campus budget. This position is responsible for repairs and maintenance to all utility systems on campus.
Minimum Classification Qualifications:
Three years of general building maintenance experience in one or more of the following trade areas: carpentry, electrical, mechanical, painting, plumbing, and welding.
NOTE: Some positions may require licensure or certification in a specific trade area.
Four of more years of general maintenance experience at a high school, or industrial setting License/Certifications (any): Limited Electrical License, CFC refrigerant certification, plumbing license, electrical license, welding certificate
All Listed Duties:
Repair controls when needed for the heating and cooling system throughout the campus. These consist of both electric and pneumatic systems, modulating steam and water valves, mixing valves, thermostats, and air dampers. Performs various journey level trades work such as installing and repairing steampipes, valves, fittings, stovepipes, grates and other sheetmetal articles; uses tools and equipment of various trades such as pipecutters, saws, drills, planes, sanders, shears and acetylene and heliarc welding equipment; drives truck to run errands and deliver supplies; coordinates preventive maintenance program through scheduled inspection and servicing of equipment and facilities.
Inspects all building mechanical rooms which vary in size from 10′ × 12′ to 30′ × 60′ and contain domestic water tanks, water pumps, steam converters, water distribution pumps, air supply units, air compressors, and air filters, and repair any of the units that are not operating properly. Replace and clean HVAC air filters and perform general maintenance on HVAC equipment.
Repairs any associated equipment such as water feed pump, oil pumps, dampers, and draft motors. Repairs all pumps, fans and metering valves connected with the operation. Inspects and repairs plumbing fixtures, leaking pipes, water pressure regulators; install electric/gas water heaters as needed. Read electrical, plumbing, heating and cooling blue prints for detection of trouble in the above systems.
Performs other duties as assigned by supervisor.

Must be willing to travel and attend training programs off-site for occasional professional development.
Must be able to work additional hours and adjust working hours to meet special jobs. May be called back periodically to perform work as needed on an emergency basis.
