The Property and Operations Manager, Asset Management, will play a critical role within the repositioning and development of Commercial and Community Hub Projects. A team player that enjoys everything about property management and operations, from negotiating with contractors, assisting tenants and everything in between. The ideal candidate is a strategic thinker who brings a demonstrated depth of experience in property management. As property and operations manager you will be responsible for taking care of multiple Community Hub assets across the GTA and ensuring our tenants are able to work in a safe and comfortable place of business. SKILLS AND COMPETENCIES
Post-secondary degree(s) in business administration, real estate, accounting, public administration, or finance or related fields.
A minimum of 5-7 years of experience in related to property management with commercial properties including retail, office and industrial
Experience with budgeting process in commercial/retail properties
Property management software program experience, YARDI preferred
Experience with operational expenses and charges to tenants, rent collection and lease enforcement procedures
Advanced level skills in MS Word, Excel, PowerPoint and Outlook
Aptitude for math and numbers
Valid G license and vehicle
Strong relationship building ability, proactive, results oriented, and resourceful
Ability to communicate clearly, concisely, both orally and in writing.

Working along-side third party property manager Avison Young, responsibilities include:
day-to-day operations of the property and its employees, and contractors associated with the assigned property
expense control and maximizing value received for dollars spent
coordinating the maintenance of the mechanical, electrical, plumbing and HVAC systems, as well as the materials, supplies, tools and equipment necessary for the building operation
ensuring records and data pertinent to the various operations are kept in an orderly fashion
preparation of premises for tenant occupancy
operating the properties within the approved property budget
the maintenance of good landlord/tenant relations including regular site tours and meetings with the tenants
establishing and monitoring of ongoing preventative maintenance programs in each property, constantly analyze these programs, ensuring that the programs are being carried out, and training and coaching staff in this regard where necessary
establishing and maintaining an ongoing system of property information so as to ensure that all relevant materials such as original drawings, specifications, value and rental values, and current physical descriptions are readily available
contributing and compiling a general information bank in all relative work areas
reviewing and obtaining approval from Asset Management of the annual property budget, monitoring and analyzing to ensure the budgets and contracts are on target, while maintaining the highest possible results
regularly inspecting the property using approved forms and standards to assure that all established programs are being carried out efficiently and properly, and to verify that proper maintenance is being done, and determine conditions which may require future action, ensuring the buildings are being maintained to the highest possible standard
generating a monthly detailed report on the activity generated for each property and to communicate objectives, problems and innovations and should discuss financial, operational, leasing and tenant matters in detail
assisting Asset Management in all aspects of new and renewal tenant leasing and including obtaining cost estimates for the installation of new and renewal tenants and contracting for tenant improvements
review all lease offers received in detail and provide concise written recommendations
review of all leases and preparation of the Lease Summaries for input into the accounting system
reviewing all tenant improvement plans, ensuring that they meet regulatory requirements and coordinating construction within the building
ensuring the landlords’ obligations to the tenants are satisfied in accordance with the lease documents, and to ensure that the tenants perform in accordance with the agreements to lease. Special attention is to be given to tenant insurance.
preparing and submitting concise presentation/written reports on property management concerns/functions to as required
Co-ordinate tenant and customer relations and implement comprehensive communications strategy
Project the properties image as a good corporate citizens and business leaders in the community
Foster positive tenant, consumer, community and philanthropic relationships
Plan and execute special projects as required
Finance: assure that monthly reports and annual budgets are established and maintained, and that client reporting deadlines are met.
Personnel: assure that manpower needs are met with the highest quality staff in the most efficient and professional manner.
General Projects: ensure that the buildings are maintained to the standards set by TAS, our third party property manager, and the real estate industry at large.
