Additionally, R&DE comprises 900 FTE staff in the following divisions: Student Housing Operations, Stanford Dining, Stanford Hospitality & Auxiliaries, Stanford Conferences, Maintenance Operations and Capital Projects, and a team of R&DE strategic business partners: Finance & Administration, Information Technology, Human Resources, and Strategic Communications.

SUMMARY OF THIS POSITION:
Reporting to the Assistant Director for Commercial and Residential Appliances, the Maintenance IV Technician - night shift - performs and oversees journey level work in all aspects of building mechanical and electrical systems and commercial food service equipment maintenance, troubleshooting, repairs, preventive maintenance, and installations for all Residential and Dining Enterprises facilities. Incumbent also serves as an on-site coordinator for after-hours emergency response, repair, preventive maintenance work for all R&DE facilities.
This position may coordinate the work of other journey-level trades staff, after-hours emergency response custodial staff, or contract staff/contract service providers for work being performed after-hours.
Work under general supervision and perform maintenance tasks of substantial complexity in two or more trades.
Work within prescribed procedures but may make unique and innovative modifications as necessary to safely and expeditiously discharge their assigned work.
Work may be spot checked while in progress or inspected upon completion.
Employees may work alone, or as a member of a crew (with or without lead responsibility).
Work from blueprints, sketches, or verbal instructions to construct and repair structural woodwork.
Lay out work as required.
Build, repair and install counters, benches, partitions, floors, doors, stairs, ladders, building framework, etc.
May repair and maintain roofs. [?] Select specified type of lumber or other material.
Shape materials to prescribed measurements.
Install paneling to walls and ceilings.
Fit and install windows, doors, door frames, etc.
Construct concrete forms and pouring chutes, may do some concrete finishing.
Select and install various sound insulation materials.
Locate, diagnose, and correct common defects in the mechanical, electrical, and hydraulic systems of such equipment: automobiles, motorcycles, trucks (pick-up, high tower, forklift, water, and other), construction and
maintenance equipment (road grader, road roller, road oiler, chippers, and other). tractors and powered tractor attachments (flail mowers, front end loader, scraper, backhoe, earth auger, trencher, and others), and diesel standby generators.
May perform routine automotive services and diagnostics.
May perform any of the duties described in the Maintenance Person II and Maintenance Person III specification or other duties as assigned.
Adhere to safety rules.
Inspects, maintains, repairs, and installs refrigeration equipment including evaporators, condensing units and compressors. Recharges units with refrigerant, checks for leaks.
Accurately trouble shoots equipment to find malfunctioning components.
Safely shuts down building systems and makes repairs to equipment.
Performs arc and acetylene welding and brazing as required.
Cuts, bends, solders, threads, and assembles pipes and fittings.
Refrigeration equipment includes but is not limited to reach-in, walk-in refrigerators, freezers, salad bars and refrigerated surfaces, under-counter and self-serve refrigerators, and ice machines of all types.
Performs refrigerator decommissioning - evacuates refrigerant, removes compressors from refrigerators, drains compressors and prepares old refrigeration units for discard.
Familiar with HVAC systems and equipment.
Inspects, maintains, repairs boilers, pumps, valves, supply, and exhaust fans including interior-mounted fans and rooftop ventilation equipment including all water and steam service to fans for evaporative cooling or steam or hydronic heating.
Includes inspection /replacement of filters and fan belts, performance of other preventive maintenance in accordance with established schedules.
Inspect, troubleshoot, repair air conditioning systems including split system type A/C units and roof-mounted units with all service performed in accordance with manufactures recommendations.
Commercial Food Service Equipment:
Inspects, maintains, repairs, and installs all types of commercial food service equipment including gas and electric cook top stoves, flat top griddles, ovens, disposals and other garbage processing equipment, dish handling equipment, washers, tray conveyors, booster heaters both electric and steam, mixers, ice machines, ice cream serving machines, rotisseries and other radiant heat devices, steam using equipment such as steam kettles, steamers, gas fired steamers and kettles, food warmers, fryers and other equipment related to food storage, handling, preparation.
Technician will perform all connections and disconnections of this equipment according to all applicable codes regarding gas, electric, and water and steam services.
Technician is responsible for assessing repairs required for proper operation, acquiring parts through stock or special order, providing all notifications for shutdowns, making all repairs, and bringing repaired equipment back online.
Inspects, maintains, repairs, and installs plumbing fixtures, system components related to residence hall or apartment operations or dining/hospitality- related equipment and operations, offices, meeting rooms, support facilities.
All work to be done in accordance with uniform plumbing code and uniform mechanical Codes.
Plumbing work includes gas piping, all types of drainage piping, copper, brass and galvanized water pipe, black steel pipe for steam.
Work in this category includes plumbing and steam piping as required servicing residence halls, apartments, offices, dining, and hospitality operations.
Steam fitting work includes working with typically 80 psi maximum and will include steam feeds to equipment as well as monitoring and repairing steam heated water heating package equipment.
Installs, maintains, and repairs domestic hot and cold-water systems, including heating systems, boilers, hot water tanks, heat exchangers, radiators, valves, and pumps. May install and maintain chilled water systems and related equipment, including pumps, valves, regulators, coils, and strainers.
Installs, maintains, and repairs all types of plumbing fixtures and supply lines such as faucets, sinks bathtubs, toilets, water heaters and garbage disposals.
Inspects plumbing systems for malfunctions. Shuts down systems safely and makes repairs as needed.
Installs and repairs gas lines and related equipment.
Cuts, bends, solders, threads, and assemble pipe and fittings solder, glue, or welding.
Installs, cleans, maintains, and repairs sanitary waste lines and storm drainage systems, using hand or power tools.
Electrical Repair and Maintenance:
Performs emergency response for electrical issues in apartments, residence halls, dining/hospitality facilities including line voltage (ordinarily 120V and 208V AC) as well as all low voltage controls.
This category includes all connections and disconnections shall be properly noticed and tagged out.
All new or rework shall be in accordance with all applicable codes including NEC.
Multi-Trade Repair and Maintenance:
Perform emergency response and repair duties in all other areas of general building maintenance as required including unclogging drains, resetting circuit breakers, replacing smoke detectors, responding to any form of emergency calls including floods, fires.
Functions as on-site coordinator for the work of others in triaging emergency responses.
Keeps up-to-date, accurate, comprehensive project records including plans, specifications, submittals, schedules, requests, changes, approvals, and costs
Consults supervisor or project managers or superintendents who administer requirements and standards for modification of projects
Provides technical assistance related to electrical specifications and installations for department projects
Monitors work backlogs prioritizes work appropriately to support maintenance and project work assignments
Completes paperwork in a neat and timely manner
Reads information from equipment manufacturers' manuals, service request, layout sketches, blueprints, appropriate state and local government codes, trade-specific manuals, and practices, and to determine how the equipment should perform
Defines and describes materials, tools and/or equipment, work methods and task sequences
Uses, develops information base to track job status and projected completion schedules
Prioritizes work schedules to meet customer needs
Serves as liaison with clients, relaying their needs and requirements to the appropriate department or manager
Coordinates with various units, departments, procurement, and clients as necessary to specify and obtain timely performance of contracted services
Orders, procures materials and equipment; maintains records
Conducts and attends safety, technical and general meetings
Minimum Education and Experience Required:
Four years' experience in the plumbing, electrical, HVAC, and/or general maintenance trades.
Sufficient skill and experience to qualify as a journey-level worker in two or more of the trades. This may include time spent as an apprentice or in vocational training or a combination of equivalent education and relevant experience.
Maintenance Person VI Premium has all the qualifications described in the Maintenance Person III Premium specification plus the following qualifications:
Full working knowledge of craft procedures and practices in at least two of the trades listed in the Maintenance III or Maintenance III Premium classifications.
Demonstrated strong communication skills (both verbal and written).
Certifications in specialty areas of above trades
Specific experience in developing, implementing an effective preventive maintenance program
Additional craft-related training over and above journey level electrician training
Specific work experience in a large, institutional environment with a preference for university housing and dining experience
journey-level Refrigeration Technician, Plumber, or Stationary Engineer for a minimum of 10 years with a preferred emphasis in commercial work
Successful completion of an applicable apprenticeship program or equivalent work experience and documented training
Certificates & Licenses Required:
Valid California Class C Noncommercial Driver's License.
Ability to obtain and maintain a California Non-commercial Class license.
Ability to perform heavy manual labor in all types of outside weather conditions.
