Acts as a senior maintenance technician for matters related to the physical maintenance of all residential, commerical and/or off-campus properties. Performs all work under general supervision and in accordance with established operating policies and safety procedures.
Job Description
Primary Duties & Responsibilities
Senior Maintenance technician responsible for making initial assessment of property/building conditions, prioritizing required services and managing work assignments at the residential and commercial properties. Plans and manages the repairs/installation of all required work including HVAC, electrical and plumbing systems for short-range projects. Estimates labor time, requisitions materials needed and coordinates other maintenance staff assistance for projects.
Under limited supervision, manages outside vendor service schedules and equipment installation at the various properties consistent with approved standards and specifications. Monitors vendor work in progress to verify compliance with approved scope of services and design specifications. Manages apartment unit turnover related vendor work order requirements in coordination with Manager. â‚â‚
Regularly inspects the physical condition of residential, commercial and/or off-campus properties. Informs manager of building conditions, problems and needs on a regular schedule. Maintains effective communication with other Maintenance staff. â‚
May operate tractors, backhoe, dump truck and other machinery and tools as needed to grade and maintain roads, culverts, fields and roadsides, mow field and maintain other resources.
Some departments may require position to maintain, service and/or repair vehicles and other equipment.
Some departments may require assistance with research, field experiments and other projects as needed, including building structures or other needed items.
Determine, purchase and pick up necessary materials and supplies.
Other duties as assigned.
Working Conditions
Ability to lift and carry tools and material weighing 50-75 pounds and be able to raise and carry with assistance items weighing 200 pounds.Â
Climb, balance, stoop, kneel and crouch to gain access to pipes, wiring and equipment.Â
Handles a variety of hand and power tools.Â
Near-visual acuity needed to read equipment diagrams and inspect parts.Â
Depth perception, field of vision and color vision needed to fit and install parts.
Provide on-call and backup support as outlined in the rotating schedule.Â
Provide personal basic hand tools and personal vehicle for transport between properties.
Valid driverâ™s license and appropriate vehicle insurance required.
Preferred Qualifications
Depending upon department, basic knowledge of vehicle maintenance/repair, electrical, plumbing and/or construction work.
Ability to operate heavy equipment for repairs and road work.
Demonstrated competency in key trades and construction equipment.
Ability to diagnose/resolve varied maintenance problems involving, HVAC, Electrical, Plumbing and similar conditions.
Resolves maintenance problems in timely manner to avoid disruption/delay to customers.
Team player but able to work independently, exercise sound judgment, be self-motivated and produce quality work in reasonable timeframes.
Aptitude to learn new crafts or skills as required.
Required Qualifications
High school diploma or equivalent high school certification with vocational training. Â
Two years of experience in maintenance required or equivalent of two to four years related experience in skill trade functions with demonstrated ability to perform varied maintenance tasks.

Salary Range
$22.25 - $34.45 / HourlyThe salary range reflects base salaries paid for positions in a given job grade across the University. Individual rates within the range will be determined by factors including one's qualifications and performance, equity with others in the department, market rates for positions within the same grade and department budget.
