Are you a Maintenance Supervisor looking for a new challenge? AMLI Residential has a great opportunity at AMLI Downtown, our 220 unit mid-rise located in downtown Austin. As the Maintenance Supervisor at AMLI Downtown, you will be responsible for supervising the building's mechanical systems. You will lead and coordinate the maintenance team's activities to ensure that all upkeep, inventory, and repair of the property's grounds and facilities are completed efficiently.
Schedule and direct supervision of all in-house and/or vendor work in partnership with the Property Manager.
Lead the maintenance staff; delegate and/or participate in diagnosing problems and replacement and/or repair in areas such as HVAC, electrical, plumbing, pool, carpentry, drywalling, exterior structural, and appliances.
Responsible for the oversight of inventory, ordering, and delivery of all necessary supplies and equipment for the service, custodial, and grounds departments with the Property Manager's approval. Approve Maintenance Department invoices for payment. Research and evaluate all current and potential products used in the property's maintenance and upkeep.
Assist in annual budget preparation; monitor and control utility, repair and maintenance, and capital expense per budget. Secure Bids for capital projects and ensure a consistent work scope when completing contracts.
Ensure timely, efficient response to service requests, make-readies, etc. This includes helping residents and prospects before, during, and after leasing an apartment and retail tenants.
Complete weekly reports for the Development team related to Lease Up activities such as unit acceptance
You will supervise and coordinate the maintenance team's activities to ensure that all upkeep, inventory, and repair of grounds and buildings of the property are completed efficiently.
May be required to rotate call with other service staff and back up Service Technicians as needed.
Minimum of 2 years of prior apartment maintenance experience
Experience completing work orders and preparing make ready units
Basic knowledge of electricity, plumbing, carpentry, painting
On call and weekend availability
Previous supervisory experience preferred
