The Commissioning Engineer must have demonstrated ability to adapt in a fast-paced fluid environment with everchanging priorities and schedules. Must possess the ability to develop contingency plans based on those changing schedules and workloads and project requirements. Supervise personnel, maintain construction and work schedules and coordinate mechanical installations. Based on the 'Basis Of Design & Owner Project Requirements' (BOD & OPR), the Commissioning Engineer will assist with developing Commissioning (Cx) plans, schedules, Pre-functional check (PFC's), Functional Test Procedures (FTP's), NON-Conformance logs. Operate, understand, and utilize a Building Management System (BMS) in troubleshooting mechanical system deficiencies, recommending appropriate repairs and solutions. Other responsibilities include: reviewing submittals, conducting daily construction observation site visits, visual inspections, documenting discrepancies, maintaining the Non-Conformance Log, uploading photos into e-Builder, notifying the appropriate Project Manager/team. Attending project coordination meetings; monitoring the BMS to ensure the systems are functioning per the plans and specifications. Assisting with conducting operator training to the NU Trade personnel. Reviewing the Operation and Maintenance Manuals (O&M's) for completeness, attaching the completed Commissioning report and distributing to Trade Operations staff. Verifying proper operations and performance based on project design and building specifications. Bringing equipment to its proper operational state to reduce complaints, reducing energy and demand costs, increasing equipment life, improving indoor air quality, improving facility operation and maintenance, and reducing staff time in addressing emergency calls. Understanding each project's specific commissioning requirements as defined in the project specifications and commissioning plan. Attending job site meetings to properly understand project scope, schedule and issues to be resolved. Identifying types of testing required to achieve commissioning scope and overseeing testing and commissioning processes throughout each stage of the project lifecycle. Overseeing construction / equipment pre-functional tests, and periodic site observations during the construction phase, and performing commissioning functional testing on subsystems for Mechanical, HVAC, plumbing, electrical, fire/life safety, systems, lighting, wastewater, and controls. Overseeing the preparation of commissioning schedules based on the scope of project and duration for each activity as well as prioritize system completion requirements in order to steer construction completion. Ensuring commissioning adherence to OSHA rules and regulations, and compliance with site-specific safety requirements for all commissioning is followed. Overseeing functional testing and diagnostic monitoring in new and existing buildings systems. Ensuring routine inspection, monitoring, evaluating and adjusting on all mechanical systems for proper and efficient operations. Assist, troubleshoot, inspect and monitor the operation of heating, ventilating, air conditioning, refrigeration, and electrical equipment and building automation / control systems. Perform program changes, monitor programmable logic controllers (PLC's), and process management systems. Work with Facility Operations Trades to analyze problems and resolve issues to ensure overall system functions properly. The Commissioning Engineer will review and adjustment HVAC systems on a continual basis to maintain maximum performance and efficiency.
MINIMUM QUALIFICATIONS
Bachelor's Degree in Engineering or other related field, or possess a Commissioning Certification (CxA, CBCP, CCP, BCxA, QCxP, etc.) with 4-6 years of experience in the Testing, Adjusting and Balancing field. In lieu of a BS Degree, a minimum of 5-10 years field experience managing installing, testing mechanical systems will be considered. Must be a self-starter with the demonstrated ability to work independently with minimal supervision. Must have a basic knowledge of LEED commissioning requirements, a LEED GA or LEED AP accreditation preferred. Must have knowledge of HVAC system design, operations and related controls. Ability to prioritize and successfully manage multiple projects concurrently. Excellent computer skills with the ability/desire to learn new software programs. Excellent organizational skills and ability to follow through on tasks from inception to closure. Ability to identify and implement business strategy and make innovative operational improvements to systems. Must be team oriented, possess strong organization, interpersonal, and communication skills; both written and verbal.
