Manages the construction project support program for the Maintenance Operations unit.
Identifies important building renovation projects and recommends maintenance tradesmen to perform construction inspections.
Reports on the effectiveness and efficiency of inspections by reviewing project inspection reports, work orders, and interviewing project managers and technicians.
Collects and manages lists of projects to eliminate high risk equipment and systems in campus facilities and infrastructure.
Advises maintenance supervisors and managers on project management processes at UNC Charlotte.
Prepares and manages estimations and coordinates facilities maintenance projects with customers and shops including mechanical, plumbing, electrical, interior finishes, fire protection systems, etc.
Develops procedures for maintenance support for continuous facility commissioning processes, writes SOPs, and trains techs.
Helps coordinate the use of BIM and GIS for facilities maintenance purposes.
Ensures reliability, condition monitoring, and continuous commissioning are addressed in all new projects.
Uses Microsoft Excel to analyze work orders from Archibus to identify trends and outliers then develops plans to resolve issues.
Coordinates high quality training on installed equipment after each construction project to ensure the sequence of operations is learned by maintenance technicians.
Negotiates with construction teams to obtain Systems Manuals at the turnover of each construction project.
Minimum Experience / Education:
Required Minimum Qualifications:
Bachelor's degree and one year of experience related to the area of assignment; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.
University Preferred Qualifications:
Graduation from a four-year college or university and at least three years of program associate experience; or an equivalent combination of training and experience.
Preferred Education Skills and Experience:
Two-year degree in construction project management and 10 years experience in facilities maintenance or construction management; or equivalent education and experience.
Proficient in the use of a maintenance management system like Archibus, Maximo, etc.
Proficient with project management software such as Procore, e-builder, etc.
Experience with inspecting building construction projects.
Experience preparing project estimations for multiple trades.
Familiarity and basic user of BIM and GIS.
Familiarity with building commissioning processes.
Familiarity with reliability-centered maintenance processes and condition monitoring techniques such as vibration, ultrasonic or thermographic analysis.
Demonstrated ability to develop SOPs and provide technical training.
