The salary of the finalist selected for this role will be set based on a variety of factors, including but not limited to departmental budgets, qualifications, experience, education, licenses, specialty, and training. Position Summary
Reporting to the Assistant Director, Physical Plant, the Operations Maintenance Manager, Physical Plant will be responsible for leading the day to day functions of the Production Systems including but not limited to coordinating, managing and overseeing the day to day activities of the steam production, chilled water production and ancillary systems to ensure effective installation, operation, corrective repair and maintenance in compliance with established codes, Columbia University (CU) standards and CU procedures. The Manager will lead the development, implementation and administration of programs to maintain the Production System Distribution and may be required to provide troubleshooting oversight when system overlaps occur in order to drive resolution. The incumbent will oversee the activities performed by the support staff in the maintenance and repair of the plant and related systems under the CUFO portfolio. The incumbent will plan job schedules, oversee work performed by outside contractors, and assist with the resolution of complaints, work order requests and issues through effective and efficient utilization of personnel and materials. The incumbent will provided field instruction to the staff and manages the manpower, materials and resources, ensuring work is completed within budget. The incumbent responds to emergency situations (floods, fires, etc) by assisting with the coordination, troubleshooting and communication of emergency activities as required. Provide O&M recommendation and support to Engineering/Commissioning including O&M review and recommendation to Project Managers for capital projects during all phases from inception to construction
The Manager provides work direction to Powerhouse support staff in the preparation of requisitions, contracts and purchase orders, and follows up to ensure they are processed timely; prepares and closes out work order tickets in Maximo; maintains timesheets for his/her staff in Kronos and oversees the processing of invoices and requests to ensure on time payment. The Manager will also participate in the preparation and tracking of departments operating budget, revising budget estimates, estimating cost to complete projects and schedules for the Work Orders to be implemented and updating the master schedule and budget reporting systems as necessary.
Additional responsibilities include coordinating the scheduling, production, distribution and maintenance of all required meetings; prepare reports, documents, correspondence and communications for the department; complete incident reports; maintain an orderly set of project files, policies and procedures and preparing power point presentations. Complete field observations of in-house construction projects to ensure compliance with Columbia University design standards and photograph in-house construction sites and file. Maintain thorough and up-to-date knowledge of MEP systems and equipment at assigned CU campuses

Minimum Qualifications
Bachelor???s degree and / or an equivalent combination of education and / or minimum of 4 years of occupational specific experience required. Demonstrated supervisory experience required. Experience with collective bargaining units preferred.
High Pressure Boiler Operating License or New York City Refrigeration License preferred. Knowledge of the NYCDEP & NYSDEC Title V Processes related to Operations and Utility Demand Response. Occupational certifications and/or licenses a plus (e.g. APPA or IFMA certifications; LEED certification; FDNY certification).
Detailed working knowledge of Boilers and ancillary equipment. Detailed working knowledge of Chillers and ancillary equipment. Strong familiarity with building HVAC, Mechanical, Electrical, Plumbing and Structural systems required. Experience in proper operation and optimization of Based Building & HVAC systems, Techniques in accordance with industry standards including condensate system recovery/operations, water treatment techniques, building automation system controls, chiller / absorber operation, heat exchangers, water tube boilers, pump and motor troubleshooting and repair required.
Computer literacy and experience working with spreadsheets required. Strong communication and interpersonal skills required. Excellent oral and written communication skills.
Must be able to read and interpret diagrams, blueprints and equipment. Must be able to work under minimal supervision and manage multiple tasks. Previous experience in a Hospital or Facilities/Engineering maintenance background preferred. Knowledge of existing City, State and Federal Codes including Local Law a plus.
Must be able to meet physical demands of position including frequent lifting, carrying, bending, pushing, pulling. Campus is spread-out over 7 MM square feet and involves considerable moving about.
