Building Systems Maintenance has two levels of HVAC/R Technicians, and the level is determined by a candidate's knowledge, skills, abilities, and applicable licensure.
HVAC/R Technician 3: All HVAC/R Technicians maintain and repair all HVAC equipment and components, periodically review, clean, identify and repair potential issues, perform preventative maintenance of all mechanical equipment and spaces, and develop competency in understanding how each HVAC relates to each building and familiarity with all HVAC equipment on campus. A HVAC/R Technician will also service, install, repair, and replace refrigeration systems, start, stop, review, and/or change conditions of HVAC equipment or systems utilizing the EMCS, collaborate with internal parties and external vendors and manufacturers, complete work orders and utilize an electronic time keeping system daily, and train, mentor, and verify work of others.
HVAC/R Technician 4: In addition to the duties and responsibilities above, a level 4 will also service, install, repair, and replace heavy commercial refrigeration systems, use the EMCS to trend data and monitor HVAC systems, generate activity and outage notifications, contribute to fostering a positive work environment, motivate and encourage staff to improve, support leadership, and contribute to the development and implementation of departmental vision and goals.
All levels will be assigned to a rotating on-call schedule and urgent situations occasionally require after-hours work.

Minimum Required Qualifications:
Associate's degree in HVAC/R, other related field of study, or equivalent experience is required. HVAC/R Technician 3 must have 6+ months experience working with refrigeration equipment such as coolers, freezers, and DX HVAC equipment for either a residential and/or light duty commercial systems (education in lieu of work experience considered). 6+ months experience performing general HVAC maintenance and repair or demonstrated equivalent comprehension.
HVAC/R Technician 4 must have 1+ year experience working with refrigeration equipment such as coolers, freezers, and DX HVAC equipment for either a residential and/or light duty commercial systems (education in lieu of work experience considered). 1+ years experience working with chiller and boiler operations, repair, and controls. 2+ years experience performing general HVAC maintenance and repair or demonstrated equivalent comprehension. 2+ years experience working with HVAC/R and/or demonstrated equivalent comprehension. 1+ year experience brazing copper line joints to withstand high temperatures and pressure conditions.
HVAC/R Technician 3 and 4 levels must have the ability to comprehend and follow complex and technical information. Strong time management, documentation, and organizational skills. Ability to work on multiple projects simultaneously. Knowledge, experience, and ability to operate a variety of tools and machinery. Skilled in brazing copper line joints. Knowledgeable of and skilled in the processes, procedures, and codes required of the trade. Able to lift 50 lbs. Able to work from a ladder and/or aerial equipment. Available by cell phone to assist with campus emergencies. Available for regular rotations on the weekend and after-hours on-call schedule. A HVAC/R Technician 4 must also have the knowledgeable of the functionality of an EMCS.
HVAC/R Technician 3 and 4 levels must have EPA Type 1 and 2 Certifications. Must have a valid driver's license and meet University driver eligibility requirement.
Preferred Qualifications:
Bachelor's degree in HVAC/R, other related field of study, or equivalent experience. A HVAC/R Technician 3 level has experience using an EMCS is preferred. Experience using a CMMS. 6+ months experience brazing copper line joints to withstand high temperatures and pressure conditions.
A HVAC/R Technician 4 level has1+ years experience utilizing an EMCS and CMMS. 1+ years experience utilizing OEM controllers and applicable software is preferred.
A HVAC/R Technician 3 and 4 level prefers completion of all UNL and BSM required training courses. Knowledge of diverse types of air distribution systems such as Variable Air Volume and Double Duct. Proficient using an EMCS. Proficient using an CMMS. Proficient in Microsoft Office products are preferred.
