The salary of the finalist selected for this role will be set based on a variety of factors, including but not limited to departmental budgets, qualifications, experience, education, licenses, specialty, and training. Position Summary
Reporting to the Assistant Director of HVAC, the Manager of HVAC Maintenance is responsible for overseeing the chilled water operation, ensuring efficiency and quality.
Responsibilities
Specific areas of responsibility include repair, preventative maintenance, and installations of all HVAC and related systems; administration, management, and oversight of HVAC maintenance team; purchasing and inventory control; and contracted maintenance.
The Manager ensures building machinery and equipment meet or exceeds the rated life expectancy and reports any conditions that may affect building services or client environmental comfort to the Assistant Director of HVAC.
The Manager will direct the performance of all service requests and will work closely with the Client Service Team to establish work priorities and appropriate deadlines. He/she will review monthly reports to identify and correct recurring operational issues. The Manager will assist the Assistant Director of HVAC in staff training, providing hands on instruction and detailed demonstrations in basic maintenance and troubleshooting procedures.
The Manager will evaluate staff performance and provide coaching and guidance as necessary. In addition, the Manager will monitor the quality and pricing of maintenance work performed by outside contractors. Must have knowledge of all codes, laws and regulations pertaining to the operation of the facilities and be able to implement and assist in activities regarding the reduction of liability to the university. The Manager must be familiar with and abide by all Columbia University policies and procedures.
Minimum Qualifications
Bachelor???s degree and / or its equivalent. Minimum of 4-6 years related experience required.
A minimum of 4-6 years??? experience in HVAC operations and HVAC troubleshooting required. Experience in proper operation of building HVAC systems, techniques in accordance with industry standards including cooling tower operations, water treatment techniques, building automation system controls, chiller / absorber operation, steam distribution systems, pump and motor troubleshooting and repair preferred.
