Under general supervision of Maintenance Supervisor-Housing, a person in this position performs skilled work at the experienced trade level in the maintenance and repair of HVAC equipment including refrigeration, air conditioning, heating, and air handling equipment in residence halls and apartments in Housing and Residence Life as defined in the Zone Maintenance operating plan.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Picks up work requests from Supervisor, assess and completes or passes to Central Shop through approved procedures.
Completes and maintains accurate work time and material records including both paper and electronic work order systems.
Maintains refrigerant records and associated documentation.
Tests electrical circuits or components for continuity, using electrical test equipment
Tests pipe or tubing joints or connections for leaks.
Installs/repairs control valves, motors, actuators, and associated air handler equipment.
Troubleshoots and dismantles malfunctioning system components using electrical, mechanical and pneumatic testing equipment.
Repairs and replaces defective equipment, components or wiring.
Installs, connects and adjusts thermostats, humidistats and timers.
Inspects and tests systems to verify system compliance with plans and specifications or to detect and locate malfunctions.
Adjusts valves according to specifications and charges system with proper type of refrigerant.
Braze or solder parts to repair defective joints and leaks.
Perform mechanical overhauls and refrigerant reclaiming.
Maintains HRL air handling equipment, chillers and ice machines as directed by Supervisor.
Repairs and maintains fan coil units.
Changes filters on fan coil units and clean coils during filter change.
Changes belts on fans and HVAC units.
Checks mechanical rooms routinely and resolves problems as directed by Supervisor.
Assists activities of Central Shop and Contractors as directed by Supervisor.
Cleans and organizes storage areas.
Meets all safety requirements and adheres to standard safety procedures.
Responsible for proper care and upkeep of all equipment used in the course of completing assigned tasks including tools, machinery, and vehicles.
Performs other duties during routine zone work, preventative maintenance, summer blitz, and special projects as assigned by Supervisor.
Carries the on-call phone and participates in the emergency call-in rotation.
Job Requirements:
High school diploma or GED equivalency
Minimum three plus (3+) years experience in an HVAC field (service, new installation, construction, etc.)
Meets requirements for Journeyman - level HVAC licensing
Current EPA Universal Refrigerant Certification
Possess and maintain a valid Kentucky Drivers License
Basic proficiency level with web-based application and office software.
