Responsible for performing building maintenance under general supervision. The incumbent will require general knowledge of maintenance and repair procedures, materials, tools and equipment. #1 Maintenance of University Residential Facilities
*Responds to all repair requests and troubleshoot problems
*Conducts scheduled and unscheduled inspections of buildings and equipment
*Repairs and/or replaces residential and commercial grade appliances stoves, refrigerators, air conditioners, dishwashers, etc.
*Performs operational testing and repair of both fire and security systems
*Maintains heating systems, circulators and related control systems
#2 Performs routine maintenance and major repairs on plumbing, electrical systems and carpentry
*Performs comprehensive preventive maintenance and repairs on mechanical systems and
structural components of buildings and equipment
*Performs routine and emergency repairs including correcting minor and major electrical malfunctions; replace and repair electrical wires and rerouted as needed also install new wiring to replace ceiling lighting, outlets and switches
Repairing and replacing plumbing fixtures, pipes, fittings; repairing and replacing doors, closers and locks; replacing filters, belts, hoses.
*Preforms major repairs and replace on 3’’ to 4’’ water lines and on Domestic hot water systems
*Make repairs and replace on electrical systems up to 277 volts
*Perform major repairs and renovations on apartments, remove kitchen and bath cabinets, demolition of bathroom and kitchen walls to expose plumbing and electric
*Dispose of all waste materials to include major appliances that are to be replace
*Replace sheetrock on walls, replace rotted studs, install new kitchen backsplash and reset cabinetry
#3 Perform and assist Senior Lead Technician and Lead Technician duties and responsibilities in their absence, when necessary
*Preform and assist duties related to administrative tasks or projects for Building Manager and Assistant Director
*Completes inspections, writes up reports on each individual job and as required, creates work orders
*Plans and implements monthly inspections schedule on all graduate housing and making sure all building related codes and ordinances are adopted by the City, including currently adopted building codes
*Coordinates contractor for targeted completions of apartment turnovers within established timelines
*Attendance at all staff meetings and training sessions
*Performs related duties as assigned
#4 Recommend design solution on HVAC systems to provide most effective and cost-efficient implementations
*Work with vendors and building technology consultants to design, select and inspect individual facilities for projects, wiring systems as needed; connect motors to control panels, equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat ex-changers, high limit controls, pressure controls, safety valves and automatic gas valves
*Offer immediate, short term solutions as emergency repairs
*Complete routine and emergency repairs to HVAC systems and troubleshooting services on HVAC systems-mechanical, electrical, steam and gas operating systems
*Overhauls automation systems and components replaces and repairs electric controls up to 480 Ac voltages
*Acting as a liaison between the users of the facility and the various operations which serve them with a focus on customer service; duties include any special projects that Managers request
*Coordinate work and repairs with supervisory staff; work with the Building Manager and team of Installers to ensure that all installs meet code requirements and equipment efficiency quality assurance installations and ensure all clients are provided with quality service
#5 Utilize Computerized Maintenance Management System (CMMS)
*Document all time responding to University work order requests on CMMS system
*Effectively Utilize CMMS for all time and material and complete work orders in timely manner as required by Facilities. Manage work load and work orders in CMMS avoiding backlog in task completion
*Utilize supervisor assistance if necessary in determining priorities in CMMS
*Train personnel on new CMMS as needed; assist supervisors in their efforts to upgrade technology by providing input, testing and completing tasks allowing department to improve efficiency

The duties of the position do not allow for a remote work option. The employee in this position will be required to work on campus where they can be fully accessible to the Lehigh community
This position is considered Essential Services Staff; Essential Services Staff are required to report to campus and remain during inclement weather and other emergency situations; they are defined as those needed to deliver student services and maintain campus facilities, campus safety and security
This position is responsible for driving university-owned vehicles as a routine function, therefore a valid Pennsylvania Driver’s License and a good driving record is required
This position works with minors
Will often be required to walk, stand, sit, climb, balance, kneel, crouch, crawl, work near moving mechanical parts, subject to frequent vibration, fumes, work hazards fumes and air born particles, work near chemicals, in extreme non-weather heat and in areas with risk of electrical shock
Will sometimes need to lift up to 100 pounds
Will nearly continuously use hands and arms to reach, feel and handle objects
Will nearly continuously need to speak and hear
Periods of high volume/workload may be required during the summer and throughout the year
May be required to be on call
Qualifications
Associates, Vocational or Technical Degree in a Technical Field or equivalent combination of education and experience
Five to eight years related work experience
Excellent communication and interpersonal skills
Solid analytical, decision-making and problem-solving skills, ability to work independently
Excellent organizational skills, time management and sound judgment
Proven ability to manage multiple tasks simultaneously and a high degree of initiative for bringing tasks to completion
Solid writing ability, attention to detail and organizational skills
Solid computer skills with experience using word processing and spreadsheet software
Successful completion of standard background checks including but not limited to: social security verification, education verification, national criminal background checks, motor vehicle checks, PATCH, FBI fingerprinting, Child Abuse Clearance and credit history based upon the requirements of the position
